Raleigh Little Theatre

Located at 301 Pogue Street, Raleigh, NC 27607, Raleigh Little Theatre is in many ways the centerpiece of the dramatic arts here in the RVA. Lovingly known as the "RLT," it was first opened to the public back in 1936 and is now one of the country's oldest continuously operating community theaters.

The grounds of the Raleigh Little Theatre consist of the Stephenson Amphitheatre and the Raleigh Rose Garden. Contemporary, family-friendly movies are screened under the stars in the Garden. By contrast, the community dramatic productions are usually held in the 298-seat main theater or the Amphitheatre.

There is always something new to see in the Raleigh Little Theatre. Thanks to the 150-seat Teaching Theatre added in 1990, even those with no experience can begin to enjoy participating. Every year, thousands of visitors from all over North Carolina and the world attend RLT performances.

The 2022-2023 season of Raleigh Little Theatre promises to be a splendid one, with each member of the RLT community working hard to restore the theater experience after two years of safety precautions. Pride and Prejudice, Blood Wedding, and The 25th Annual Putnam County Spelling Bee will be shown.

The Carolina Theatre of Durham

The Carolina Theatre of Durham stands at 309 West Morgan Street, Durham, NC 27701. As the biggest of theaters near Durham homes for sale, it has a special place in the local arts scene. Opening for the first time in 1926, it is even a little bit older than its sister theater in Raleigh.

The Carolina Theatre hosts a full spectrum of events, and the stage is always busy, even when there are no dramatic productions on the docket.

7 Safety Tips for Trick or Treat

Halloween Safety

October is in full swing, meaning it's time to make your Halloween plans. If your evening includes a trick-or-treating session, our real estate agents suggest following these guidelines to ensure that all your little ghosts and goblins remain safe:

  1. Opt for Flame-Retardant Materials
    When choosing or making a Halloween costume, look for flame-retardant materials. Some people like to use a real candle in their jack-o-lanterns, and it's common for festive individuals to light a few candles to fill their homes with a seasonal aroma. If a child accidentally brushes against an open flame, a flame-retardant costume will decrease the chance of injury and prevent the flame from spreading. 
  1. Check That Costumes Fit Well
    Your child's costume should be comfortable and allow them to freely move around. See that pants, skirts, and robes are hemmed to the appropriate length so that they don't accidentally trip over them. If the costume includes a mask, make sure that the eye holes are positioned in the correct location and don't obscure their vision. Any accessories, like a broom or sword, should be small enough for the child to carry without dragging them on the ground. 
  1. Go Over Trick-or-Treat Etiquette
    Even if they've gone trick-or-treating numerous times, make sure kids remember the proper etiquette. Remind kids to only go to homes with the lights turned on. Encourage them to stay on designated walkways and avoid walking through the homeowner's grass or flower beds. A "please" and a "thank you" are fantastic ways for kids to show appreciation to neighbors handing out treats. 
  1. Check That Kids Have a Light Source With Them
    With so many kids out and about and adults and older teens heading to Halloween parties or haunted houses, it's essential for anyone walking at night to be well-illuminated. See if you can incorporate glow sticks or reflective tape into your child's costume. Or, add a few strips of reflective tape to their costume to ensure drivers can see them. In a pinch, a flashlight is an easy addition to keeping children illuminated. Make sure that the batteries in the flashlight are new so that it lasts the whole evening!
  1. Convey Your Expectations
    If you have older kids who want to go on their own, convey your expectations before they set out. Go over a pre-approved route. Remind them to stay in a group with other children, and see that they have a cellphone on them in case of an emergency. Let your kids know when you expect them home, and make sure they know not to enter any homes. 
  1. Hold Off on Enjoying Any Treats
    Kids should avoid digging into their bag of candy until the night is over for multiple reasons. It's a smart idea to go through their candy at the end of the night and remove anything that's come open or appears to have been tampered with. Check that all of their candy is suitable for their dietary needs. Small candy is a choking risk for small kids, and even older kids can inadvertently swallow candy when they're walking. 
  1. Stow Electronic Devices
    Keep any electronics (like tablets and mobile phones) stowed until the evening is over. This prevents the device from becoming a distraction while kids are trick-or-treating.

Their pork shoulder is slow-cooked over wood and seasoned with their own house-made vinegar-based barbecue sauce. This place has some quirks—their hours are prone to unannounced changes, and they just started accepting credit cards in 2020—but they serve the kind of barbecue that can only be perfected over the course of 80-plus years.

  4. Carolina Barbecue - 733 US-70 E, Garner, NC 27529
    You'll find a little bit of everything at Carolina Barbecue. They serve incredible Southern-fried chicken, fresh cooked-to-order seafood, and of course, smoked-to-perfection Eastern North Carolina-style barbecue. 5 Helpful Tips for Introducing a Pet to Your Home

If you feel your home isn't complete without a four-legged friend, you're not alone. Many homeowners have at least one pet. Whether you're thinking about getting your first pet or adding yet another to your pack, introducing a new pet requires some planning and finesse. Here are a few tips from our real estate agents for bringing a new fur-buddy into your home.

  1. Get your home ready.
    Before your new four-legged friend comes home with you for the first time, make sure you have everything you need and that your home is ready for their arrival. Get all the pet supplies you need, such as food, bowls, a kennel or carrier for a larger pet or a cage if it's a small animal, and a collar and a leash if necessary. Also, be sure your home is ready to receive a new pet. Pet-proof and put anything away that could be hazardous for your new pet.

  2. Make new introductions slowly.
    Keep introductions stress-free for your pet by slowly introducing them to other household members. For a dog, meeting on a leash in a neutral area, such as outside instead of in the house, can take some of the pressure off. A new cat may need to be kept confined to a single room for a few days while getting used to the new home.

  3. Plan a quiet few days at home.
    The last thing you want is a lot of activity while you're letting a new pet adjust to unfamiliar surroundings, so keep introductions to just the immediate household for now. Remember, this is a new member of your household, so friends and family will have plenty of time to get to know them later on. For now, plan to spend a few days at home while they get to know you and their new home.

  4. Establish routines.
    These first few days at home are a good time to start establishing routines with your new pet: when mealtimes are when bedtime is, and if it's a dog, walk schedules and outdoor routines.

  5. Plan for the future.
    As you and your new pet settle in together, remember to plan for the future. For instance, if you plan to move soon, maybe you don't want to cut through that exterior wall to make a doggy door. House training is important at this point so that you keep your home in good shape, minimize repairs, and maintain the value for when you sell one day. Keep in mind things that you notice would be nice, such as a larger yard for your dog, so that you know what to look for when you start browsing Raleigh homes for sale.

Adding a pet to the family is exciting, but it may also remind you of the features you want in your next home, such as more space, a larger yard, and close proximity to parks or walking trails. North Carolina: One of the Top States for Inbound Moves

North Carolina Inbound Moves

In the last five years, while many states are seeing a decline in growth, North Carolina surges forward. In fact, it was recently reported that North Carolina was one of the top states for inbound moves in 2020. If you're curious about why families are flocking to our state, our real estate agents will be happy to answer some of your questions. 

  1. What is North Carolina like? 
    From the majestic Appalachian Mountains to the Atlantic, the terrain sweeps from the 6,684 feet of Mount Mitchell in the Blue Ridge to over 300 miles of pristine beaches. The famous Outer Banks are a string of barrier islands that lie to the east. Outdoor lovers will thrill to skiing in winter, surfing, and sailing in summer. Lakes and rivers offer swimming and fishing. Spectacular views await whichever direction you turn. With four distinct seasons, North Carolina enjoys mild temperatures, with average highs at around 70 degrees and lows from 56-67 degrees.  

  2. What is there to see and do? 
    With a rich history going back to Colonial America, museums and historical sites abound. The North Carolina Museum of Art houses a broad range of art worldwide, including the largest collection of Rodin sculptures in the southeastern United States. In the music scene, you can find a concert somewhere in the city nearly every day. Home of the world's largest beer garden, Raleigh offers a rich nightlife flowing with locally crafted beers to accompany world-class food. 

  3. How much does it cost to live in North Carolina? 
    Homebuyers always look at a house as an investment, probably the largest they will ever make. In North Carolina, the median listing price is $184,100, or about $115 per square foot. Raleigh homes for sale are somewhat higher, but at $315,000 median listing price is still below the national average of $346,800. The continuing high growth in population has given rise to a home appreciation of 8.5% over the last ten years. A number of factors, such as a reasonable flat tax, make the cost of living significantly lower than the rest of the country. The property tax rate is only 0.84%. 

  4. Education Opportunities? 
    Many move to North Caroline to the Research Triangle because of the educational opportunities in a variety of fields and professions. At the college level, Duke, Wake Forest, Davidson, and the University of North Carolina at Chapel Hill top the list of the best colleges in North Carolina out of seventy-nine to choose from.

  5. How is the job market? 
    Although the unemployment rate remains high across the nation, North Carolina anticipates a decline to about 5.1% by December of 2021, with a net job increase of 245,100. With 12 of the states 14 nonagricultural sectors seeing an increase in employment, hospitality, and leisure services will lead the way. Household income averages $61,505, as compared to the national average of $57,652. North Carolina's economy focuses on banking, technology, and pharmaceuticals.  

When you consider the beautiful landscape, fantastic weather, and abundance of leisure activities, you may wish to change your question.     Opened in 1975, Dr. Martin Luther King, Jr. Memorial Gardens has the distinction of being the first park in the United States exclusively dedicated to the renowned civil rights leader. Highlights of the 2.4-acre park include a life-size statue of Dr. King, which is part of Raleigh's public arts collection, as well as a stunning 12-ton granite water fountain honoring his fellow civil rights pioneers from the area around Raleigh homes for sale. All About Raleigh's Historic District

Raleigh Historic District

There are so many things to love about living in the Raleigh area! Not only are there many beautiful Raleigh homes for sale right now, but there are also excellent dining and entertainment options, great schools, and a rich culture and history. 

If you love older homes, you'll definitely want to explore some of the designated historic districts in and around Raleigh's downtown area. Some of the historic houses here are open to the public, while others remain private homes. Either way, the area offers excellent opportunities for an afternoon sightseeing tour. Here are a few you'll want to check out. 

Capitol Area Historic District

Located right in the center of Raleigh, the Capitol Area Historic District is home to the Capitol building, the State Supreme Court, and two churches that date back to the mid-19th century. 

You'll also find numerous historic monuments and Haywood Hall, the oldest house in Raleigh. It was built in 1799 and features stunning gardens that make it a popular spot for weddings and events. 

Boylan Heights

One of Raleigh's oldest suburban areas, today, it's just at the edge of Raleigh's downtown. This hilly, wooded area features a variety of lovely old homes, many of which have been revitalized and are now single-family residences. 

Moore Square Historic District

While you won't find any houses in the Moore Square Historic District, but it is home to two beautiful parks that have been a part of the city since 1792. It's also the location of the city's giant copper acorn, a half-ton sculpture in the park that makes for a great photo-opp. While you're there, make sure you rub it for good luck!

The area is also home to City Market, which was originally established in 1914. In the 1920s, it was knowns as "Black Main Street." Today, revitalization efforts have resulted in a redevelopment of City Market and a return to activity in the district. 

Oakwood Historic District

In the post-Civil War era, Oakwood was created as a rural neighborhood that was quite a hike into town. Today, it's essentially in Raleigh's downtown. However, many of the area's Victorian-style homes still look how they did back then. 

Although the homes were neglected for some time, the area underwent a restoration in the 1970s. It became Raleigh's first designated historic district in 1947. Today it's one of the area's loveliest neighborhoods. 

Five Points Neighborhoods 

Another interesting and eclectic area, the Five Points Neighborhoods, is a short drive from downtown, conveniently located near the interstate, and is well-known for its block of great restaurants and bars. 

It was developed in the 1920s as a series of planned communities designed to give residents a break from the hectic urban life. The Five Points area comprises several neighborhoods, including Vanguard Park, Bloomsbury, Roanoke Park, and Hayes Barton, which was once considered one of the area's most desirable neighborhoods. 

Today, Five Points is very popular among young, first-time homebuyers. The housing styles here vary greatly, from 1920s bungalow-style houses to larger, more ornate homes. This hodge-podge of home sizes and styles only serves to make the area even more unique.

Small Design Details That Make a Difference

Our real estate agents love the following small design changes that can make a big difference in your home's appearance:

  1. Upgrade your doors    
    You may not immediately think of your doors when it comes time to get creative with your home decor. But new doors can add a unique sense of style and a new architectural dimension to your home. For a simple change, paint your doors in a new color. For a greater impact, replace existing doors with something special, like one made from reclaimed wood or a reused barn door.
      
  2. Give your fireplace a boost
    If you have a fireplace that looks blah, paint its mantel in a contrasting color. You can also frame your fireplace materials like bricks. And even if you don't already have a fireplace, talk to a contractor about your options for installing one.
      
  3. Add some statement pieces
    Statement pieces can have a big impact on any room. Try looking in antique stores for items like artwork or a centerpiece bowl. This way, you'll find unique treasures that add a big dose of personality and visual interest to your home.
      
  4. Change up your lighting
    Having different types of lighting helps you create different moods, so try options like string lights, a table lamp, and a floor lamp. The key is to choose a color that sharply contrasts with what's used on the other walls while making sure that the colors complement one another.
      
  9. Don't forget the simple things
    If you're stuck figuring out what changes to make, keep things simple. Add some striking throw pillows, blankets, candles, or photo frames to your decor. It's easy to change or add these items as you find new ones you love, and they can help spark further creativity.

Real Estate Trends to Know in the New Year

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit? 

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears. 

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year. 

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever. 

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
    It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price. 

  • Inventory will remain tight.
    Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices. 

  • Demand will remain high.
    Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady. 

  • Mortgage rates will hover around 3%.
    We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

Here are some things pet owners need to do before a showing to ensure their pets and home are prepared.

  1. Talk to Your Pet's Vet
    Selling a home isn't just stressful for human family members; it can stress your furry and feathered family members as well. Talk to your pet's vet to determine how you can best minimize your pet's stress while your home is for sale. Your pet may have to spend more time than they're used to away from their home in your car or a crate. Some pets may benefit from temporarily taking anti-anxiety medication. If your pet is prone to UTIs, disrupting their bathroom habits may trigger a flareup. Your vet might recommend preventive measures to keep your pet healthy during this stressful time. 
  1. Devise a Plan for Relocating Your Pet During Showings
    When it's time for a showing or open house, you need to remove your pet and any evidence of your pet. This includes items like litter boxes, pet beds, toys, and feeding and watering bowls. Help the process go as smoothly as possible by devising a plan to deal with impromptu home showings. You might have one family member responsible for gathering pet equipment while another family member rounds up your pets and puts them in crates or on leashes. Don't forget to sweep up litter or spilled kibble before you leave!
  1. Borrow an Impartial Friend's Nose
    Before you add your home to the list of Raleigh homes for sale, you want to ensure that it smells fresh and clean. If your home has a bad odor, this can cause homebuyers to form unfavorable opinions about your property. Since you've lived in your home for so long, you're likely immune to many of its odors. There are several great dog shelters in and around the Triangle and dozens of new pets that need to be adopted today. Looking to add a shelter dog to your family? Our REALTORS® went ahead and pulled together a list of options:

  1. Saving Grace Animals For Adoption13400 Old Creedmoor Rd., Wake Forest, NC 27587
    A wide selection of breeds of all ages, Saving Grace has dozens of loving pups in need of a home. In addition to adoption services, they also offer a temporary foster program and a "host a dog weekend" service. There is an adoption fee, which covers vaccinations, spay/neuter, parasite prevention, and other services. While you're in the area, there are several great Wake Forest homes for sale with beautiful backyards for your new dog to run and play.
  2. Cause For Paws - 1634 S. Saunders St., Raleigh, NC 27603
    Cause for Paws has a number of cats and dogs available for adoption. While cats are housed at their two Raleigh thrift stores, dogs are actually kept at foster homes throughout the Triangle, so it's usually best to call ahead in order to schedule a visit with a particular dog. While you're in town, schedule an appointment to visit one of these Raleigh homes for sale.
  3. Second Chance Pet Adoptions - 6003 Chapel Hill Rd. #133, Raleigh, NC 27607
    Helping dogs find good homes in the Triangle area since 1987, Second Chance Pet Adoptions has a wide range of dogs that need homes today. They charge a $300 adoption fee that covers about $500 worth of veterinary care. Applications are available on their website along with information about their dogs available for adoption.
  4. Wake County Animal Center - 820 Beacon Lake Dr., Raleigh, NC 27610
    Owned and operated by the county, The Wake County Animal Center takes in thousands of strays and abandoned pets every year, and partners with fosters and volunteers to help find them a loving home. Dog adoption fees are only $95. While they don't provide spay/neuter services, they do make recommendations for reputable local veterinary clinics.
  5. Orange County Animal Services - 1601 Eubanks Rd., Chapel Hill, NC 27516
    Not only does Orange County Animal Services provide intake services for abandoned animals, but they also offer spay/neuter programs and manage pet licensing for the county. Additionally, they take on the responsibility of enforcing animal cruelty laws across the county. The adoption fee for a dog is $125 and the fee for a puppy is $175, and the fees include a wide range of veterinary services including health screening, vaccinations, and microchipping. After you pick-up, your new pup, be sure to cruise by these Chapel Hill homes for sale.

The aptly named Popular Point Campground has nearly 600 campsites with more than half of them outfitted with electric hookups. Regardless if you're camping with an RV or tent, your site will include a picnic table, grill, and waste receptacle. While you're there, feel free to fish, swim, or boat in Jordan Lake.

  2. Crosswinds Campground B26 – Apex, NC 27523
    Not unlike the Popular Point Campground, Crosswinds Campground is located on Jordan Lake just a few miles from Apex homes for sale. This is a great campground for those looking for a more intimate setting as there are less than 200 sites.     Explore the Falls Lake State Recreation Area and enjoy hours of on-and-off-water activities. This recreation area is a centerpiece for the network of hiking trails stretching the state, giving you access to outdoor adventure whether you're camping in the park or living nearby at one of our Wake Forest homes for sale. Similar to the Eno River State Park, not all campsites have the same amenities and you should book your stay in advance. Backpack campers should head to Shinleaf's site, groups can visit Shinleaf as well, Rolling View, or B.W. Wells and those with RVs or trailers can park in a shady spot at Holly Point.

    Lake Johnson Park has been a favorite place to enjoy the outdoors in Raleigh since it opened to the public in 1952. The centerpiece of the park is 150-acre Lake Johnson, which is a popular spot for fishing and kayaking, but also a great place to sit by the shoreline and catch up on your summer reading. Just minutes from these Raleigh homes for sale, the park can get a bit busy on the weekends, so we recommend visiting mid-week if possible.
