Steam Cleaning Tips for Your Next Showing

Steam Cleaning Raleigh

Raleigh homes for sale are carefully staged for one important reason: to make them look like something a potential buyer could picture themselves living in. For most buyers, a dirty carpet is a turnoff, so you'll want to clean yours before staging and showing it to ensure your house gives a good first impression. Here are a few tips from our real estate agents for getting your carpets into shape before your next showing.

  • Move the Furniture
It may be tempting to clean around the furniture, but the result could be eyesore patches of dirty carpet if you later move the furniture for staging or if a potential buyer peeks under the furniture or rug to see what is being covered up. Before your home joins the ranks of Durham homes for sale, make sure you do what professional carpet cleaners do and move all the furniture before getting started.

  • Clean the Baseboards and Fixtures
Before you start with the carpet, be aware of what could drop dirt onto your freshly cleaned carpets. Most people don't frequently clean their baseboards or their light fixtures, so chances are there is a buildup of dirt and dust that will fall to the carpet below if you bump the fixture or brush up against the baseboards. Clean that now, while the furniture is out of the way, and before you start on the carpet.

  • Vacuum Slowly
This is actually good advice for anyone, at any time, vacuuming their carpets: Take it slow. A quick pass with the vacuum leaves a lot of dirt behind. Slow it down and take your time vacuuming over every square inch of carpet. Be sure to take a second (slow) pass over high traffic areas. Your goal is to pick up as much dirt out of the carpet as possible before running the steam cleaner, to minimize the amount of muddy water you produce, and let the cleaner focus on removing the soil that couldn't have been removed with a vacuum.

  • Pretreat any Stains
Even if your carpet is clean, stains can be a real eyesore, and a steam cleaner alone may not be powerful enough to remove them. Remember, stains are just soaked-in soil. To improve your steam cleaner's chances at removing any stains, pretreat them first to loosen and dissolve the soil, making it easier for the steam cleaner to pull them up. You may need to repeat the process on that area if the stain doesn't come out with the first cycle of pretreating and steam cleaning.

  • Air it out
Part of the advantage of steam cleaning your carpets is that it'll make your entire house smell fresher, too. Dirty carpet tends to hold odors, but a thorough cleaning will remove those, and the smell of freshly shampooed carpets will make your house smell even better. Getting a fan going afterward will help your carpets dry, but open up your windows for a little bit, too, if possible. Getting fresh air moving through your home will help to eradicate any unpleasant odors and make it smell more appealing to potential buyers.

Making good first impressions is important when selling your home, so anything you can do to spruce it up will help its chances. For more easy project ideas that can help your home sell faster and higher, contact us today.

National Happy Cat Month: 5 Tips for a Pet-Friendly Home

Raleigh CatsYour pets are a part of the family. Our real estate agents are well aware of that and, since September is National Happy Cat Month, we want to share with you some of the many ways you can make your home more comfortable for them. Make your home the purr-fect place for your feline friends by following these tips.

  1. Give Them Space
If you provide a convenient space for your cat with fresh water and food close to the litter box, your cat is going to hate it. That may seem ungrateful, but there are actually good reasons for their reactions. First, their very sensitive noses can locate their litter box when it is quite far away. If it is too close to the food, the odor will overwhelm the scent of their dinner. They are also unhappy if the scent of their food overwhelms the scent of their water. They like to eat in quiet, out-of-the-way places. If this describes your kitchen, it may be a good kitty dining room, but if not, you may want to find a more appropriate location.

  2. Don't Forget Playtime
Your first reaction may be that the entire house is a cat playground, and to a degree, you would be correct. But remember that cats love to climb, jump and look down from on high. Fortunately, cat trees come in all shapes and sizes that can fit in any size home, from a small condo to a mansion. Often covered with carpet, it can blend into the decor and serve double duty as cat scratch poles.

  3. Build a Cat Cave
Cats love the safety and security of a confined space. Even big cats like lions and tigers will climb into any box they can and curl up in comfort. Some of the most popular cat toys are miniature houses and fabric retreats. They are also more than happy to curl up on your clean laundry, so why not give them a basket with a baby blanket? Whatever you choose, do keep in mind that cats can be like toddlers. No matter how much you spend on the toy, they may prefer to play in the box it came in!

  4. Give the Cat a View
Indoor cats are prone to sitting for hours staring out of the window. Whether they are watching the birds in the trees or just relaxing in the sun, a special cat should have a special space, much as you might enjoy a reading nook in a bay window. You can make it special with a well-placed shelf or even just a chair. Be sure the cat has easy access to the window itself by opening the drapes or blinds sufficiently.

  5. Keep the Litter Box Odor-Free
Ammonia and cat feces carry foul odors that your cat hates even more than you do. Fortunately, modern technology has made the most despised chore facing cat owners a little easier to tackle. An expensive self-cleaning litter box is well worth the investment. Keep in mind that multi-cat homes require multiple litter boxes.

If you think one of the exquisite Raleigh homes for sale might be a great new place for you and your cat, our real estate professionals would like to help you find it. Contact us today to get started.

What to Know When Building a Home This Year

Raleigh Construction

Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.

Cost

On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000.

Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.

Budgeting

Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.

About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.

About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.

Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.

Scheduling

Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.

When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.

Sweat Equity

Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.

These are just a few of the considerations when building a new home. Our real estate agents can help you find the perfect property on which to build it. In fact, we have a whole team dedicated to helping those looking to build a home in the area! Or, if you'd rather, we can help you find an existing home that will meet your needs. Zoom Towns: Why Raleigh is an Excellent Choice

Zoom Town Raleigh

2021 is the year of the "Zoom town" – a great shakeup where professionals are exploring their home options. As more jobs go remote, fewer people are tethered to their old neighborhoods. Now's the time to go exploring and find a place where you'll feel truly enthusiastic to live.

For many people, that place is Raleigh, North Carolina.

There are so many reasons to consider Raleigh homes for sale. We decided to share a few!

For example:

  1. Raleigh Has a Low Cost of Living
A study by Payscale showed that average housing expenses in Raleigh are 30% lower than the U.S. average. Its overall cost of living is estimated at 5% lower than the U.S. national average, placing it among America's most inexpensive big cities. Many buyers have the chance to purchase not only a house but ample land.
  2. It is Emerging as Another Tech Hub
Perched between three major universities, Research Triangle Park has become the epicenter of an all-new tech boom for the South. More than 200 companies operate within the Triangle, and it has attracted the talents of some 50,000 workers in areas like microelectronics, biotechnology, chemicals, and pharmaceuticals, among others.
  3. A Regional Leader in Higher Education
Few other places in the U.S. can match Raleigh's three major colleges, including Duke University, the University of North Carolina, and North Carolina State University. It's a phenomenal place to start or continue with higher education, and about 43% of locals hold a bachelor's degree or higher. Wake Forest University is also nearby.
  4. Mild Winters Perfect for New Englanders
While the summer weather can be humid, Raleigh winters are a pleasant departure for many people who are used to wind, rain, hail, and snow. The average winter temperature is a balmy 43 degrees, well above what's needed for snow. In the summer, the average temperature "soars" to 78 degrees – hardly sweltering heat.
  5. Surrounded by Natural Beauty
No matter what interests you, Raleigh has the diverse geography you need for plenty of outdoor adventures. Weekend trips to the mountains or the beach are each about two hours away. Carolina Beach offers you the beautiful shore without the crowds, one of the top-ranked Pacific beach areas outside of Florida.
  6. The Smithsonian of the South
History buffs will have plenty to love when they choose Raleigh for their new home. Some of the most beloved museums in the country are right here, including the North Carolina Museum of Natural Sciences, the North Carolina Museum of History, the North Carolina Museum of Art, and dozens of historic sites.
  7. Exceptional Shopping and Dining
There are three major shopping malls in the Raleigh area, providing everything from handmade local goods and colorful boutiques to all your favorite chain stores. The culinary scene is on the rise, too: Southern comfort food is on the menu, but so is innovative, sustainable cuisine suitable for foodies and locavores.
  8. A Welcoming, Friendly Community
In a word, Raleigh is neighborly. It has a sense of community you'll be hard-pressed to find in many other large cities, as well as distinctive neighborhoods with their own character. Oakwood, Five Points, Brier Creek, and the rest all offer unique charms, including differing tastes in architectural style.

Why Open Houses Are Here to Stay in 2021

Raleigh Open Houses

Traditionally, the open house has been one of the most valuable ways for sellers and their agents to invest their time. Our real estate agents are veterans of hundreds of open houses, using them to ensure properties get the attention they deserve. That's crucial when putting Triangle homes for sale on the market.

In the early days of the COVID-19 pandemic, many areas barred open houses and similar events. Virtual showings have had a heyday, and they will continue to be part of strategy for sellers and buyers alike. However, the open house is picking up steam once again – and it's here to stay.

Despite all the efforts that have been made to master virtual and video technology, there will always be some people who simply prefer a face-to-face experience.

Here's why open houses are poised to bounce back in 2021:

  1. Open Houses Couple Well with Virtual Tours
For most buyers, the open house is step one in deciding if a property meets their needs. Nowadays, the process can be reversed: They could start with a video tour and then decide to attend an open house. This means that attendees will be more enthusiastic and better qualified, saving time for busy sellers.
  2. Open Houses Build Buyer-Seller Relationships
Sellers want to work with people who are motivated to get to closing. The perfect buyer is prepared to check all the boxes and see things through. An open house is an opportunity for a meeting of the minds. Sellers have a role to play in recognizing less serious buyers and choosing any they are eager to work with.
  3. An Open House Can Accelerate the Sale
It's not a sure thing, but an open house can lead to a much faster-selling process. Buyers who are already all set to move love open houses because they can put in an offer quickly. If a buyer already has financing or cash in hand, you could find yourself with a formal sales contract just days after your open house.
  4. Open Houses Lead to More Exposure
The more showings you are able to commit to, the more potential buyers you will meet. While buying a home "sight unseen" has not been unknown in 2020, most people will focus their efforts on an in-person visit in the future. Even when an open house doesn't produce immediate results, it generates valuable buzz for a home.
  5. Open Houses Help Move Buyers to Action
The ideal buyer might be someone who has all their homework done already, but that's not necessarily the person who will end up buying your property. It often takes the right open house at the right time to galvanize a buyer who may have been on the fence for months. Seeing is believing, and an open house can inspire.
  6. Open Houses Are Fun
When all is said and done, open houses are fun and exciting for buyers. Virtual tours can be interesting, but they're simply not everyone's cup of tea. Part of making a sale is helping someone envision their life in a new home, and stepping through the door really primes buyers' imagination to soar

There's a reason why open houses have remained popular through thick and thin: They work! It may get easier and easier to hold an open house in the coming months, but it has to be done right. Planning, staging, and marketing the event are all crucial. Contact us today to learn more or view our upcoming open houses.

Real Estate Trends to Know in the New Year

Raleigh Real Estate 2021

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit?

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears.

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year.

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever.

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price.

  • Inventory will remain tight.
Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices.

  • Demand will remain high.
Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady.

  • Mortgage rates will hover around 3%.
We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

Contact us today to learn more about buying or selling a home in 2021. We understand that we're living through uncertain times, and we're here to help every step of the way. Whether you're on the hunt for your dream home or are getting ready to sell, we think 2021 will offer an amazing opportunity.

Pet Owners: Do These Things Before a Showing

Pet Owners Raleigh

When you're selling your home, you want it to appeal to as many potential buyers as possible. Even though 67 percent of households have pets, our real estate agents know that properties that appear to be pet-free show better than those with a lot of pet supplies scattered and pets running around. Here are some things pet owners need to do before a showing to ensure their pets and home are prepared.

  1. Talk to Your Pet's Vet
Selling a home isn't just stressful for human family members; it can stress your furry and feathered family members as well. Talk to your pet's vet to determine how you can best minimize your pet's stress while your home is for sale. Your pet may have to spend more time than they're used to away from their home in your car or a crate. Some pets may benefit from temporarily taking anti-anxiety medication. If your pet is prone to UTIs, disrupting their bathroom habits may trigger a flareup. Your vet might recommend preventive measures to keep your pet healthy during this stressful time.
  1. Devise a Plan for Relocating Your Pet During Showings
When it's time for a showing or open house, you need to remove your pet and any evidence of your pet. This includes items like litter boxes, pet beds, toys, and feeding and watering bowls. Help the process go as smoothly as possible by devising a plan to deal with impromptu home showings. You might have one family member responsible for gathering pet equipment while another family member rounds up your pets and puts them in crates or on leashes. Don't forget to sweep up litter or spilled kibble before you leave!
  1. Borrow an Impartial Friend's Nose
Before you add your home to the list of Raleigh homes for sale, you want to ensure that it smells fresh and clean. If your home has a bad odor, this can cause homebuyers to form unfavorable opinions about your property. Since you've lived in your home for so long, you're likely immune to many of its odors. Have an impartial friend stop by and let you know if they can smell any evidence of your pet. Even if you've promptly cleaned up Fido's accidents, old urine stains and odors might still linger. These tough odors might require professional cleaning or even require you to completely replace the soiled materials.
  1. Give Your Yard a Once Over
Don't forget to inspect your home's outside areas. Prospective buyers will want to explore your yard; you don't want them stepping in a hole or a pile of dog scat. Make sure to fill in any holes and scoop any pet waste. Just like the inside of your home, your home's exterior should look as if it belongs to a pet-free family. Check your home's exterior for any damage that your pet may have caused. Look for holes in your fence and claw marks on outside furnishings and wood trim. Repair any damage and replace any items that can't be salvaged. Even if the buyer doesn't spot the damage before making an offer, your home inspector is likely to detect the issues during the home inspection.

5 Packing Tips to Make Your Move Less Stressful

Packing for Raleigh Move

Moving is a major life event, and an unorganized packing process can add stress to what is already a stressful situation. Organizing a move can present challenges for even the most experienced of planners, but crafting effective packing and unpacking strategies can help ensure the process goes as smoothly as possible. If you're in the market for one of these beautiful Raleigh homes for sale, consider these packing tips from our real estate agents when planning your move:

  1. Declutter Ahead of Time
The golden rule of packing: the less you have, the easier it will be to move. Start the decluttering process a good 2 or 3 months before your actual move date. Go through all of your belongings and determine what can go. Many people struggle when it comes to parting with their stuff, so it can be helpful to consider how frequently you use an item and whether or not it brings you joy. Once you've determined what you can part with, consider donating your items to a local thrift store, have a garage sale, or you can even try selling them online for a little extra cash.

  2. Pack A Little Bit Each Day
Waiting until the last minute to pack can add a lot of extra stress. However, packing too soon may leave you without some things you need in your day to day life. The trick is to pack a little bit each day leading up to your move. Consider setting aside 1 to 2 hours per day to work on the packing process. This strategy will help you to feel like you're making good progress over time.

  3. Labels Are Key
Labeling your boxes will make the moving and unpacking process significantly easier. Make sure each box has a labeled with the contents of the box and the room it belongs in. This will help inform the movers where to place the boxes in your new home. Using color-coded labels will make the process even easier.

  4. Save Room For Your Clothes
Clothing always takes up more room than you'd expect, so if you're using a moving truck or have limited space, keep this in mind when packing. Any clothing you hang in the closet cut a hole in a garbage bag and place it over a group of hangers. If your dresser is light enough to move, you may be able to get away with leaving clothes in the drawers; however, be careful your dresser isn't too heavy.

  5. Don't Leave Empty Spaces in Boxes
Avoid half-packed boxes when possible. If your items have room to move around, they can easily become damaged during the move. Pack your boxes, so they are full, but not too heavy. If you do end up with extra space, consider adding newspaper or packing peanuts to keep items secure. Also, don't forget to add extra padding to any boxes that contain fragile items.

Moving doesn't need to be a stressful process. With a bit of planning, you'll be into your new home in no time. Contact us for more tips on how to make your move less stressful.

Coldwell Banker Unveils New Global Luxury Logo

At last year's Gen Blue in Las Vegas, Coldwell Banker unveiled a brand new logo for the first time in 40 years. Dubbed the "CB North Star mark," this new logo symbolized Coldwell Banker as the leader in the real estate industry.

Yesterday during the kickoff for Virtual Gen Blue 2020, another new logo was unveiled: the Coldwell Banker Global Luxury logo. "We are the North Star of real estate," said David Marine during the new global luxury unveiling. "We thought it was time to align our global luxury program with this new visual design as well."

Consumers already view Coldwell Banker brand as the leader in the luxury real estate space and find the new design as appealing, memorable, sophisticated and modern. While the logo may change, what we offer as a part of the global luxury program through Coldwell Banker and the standard of excellence that we hold to, must remain the same.

As our real estate agents can tell you first-hand, Raleigh is a great place to invest, and an even better place to build a life.

  • The Largest Tech Hub East of California
While in the past Silicon Valley and San Francisco got most of the tech hub publicity, Raleigh has quickly earned its place in the national conversation. It's the largest tech hub east of those California cities and continues to grow at a robust rate. For millennials interested in tech careers, you won't find a better mix of affordability and opportunity than what you'll get in Raleigh. • Excellent Schools and Universities
Raleigh has become a top tech city and investment destination in part because of the world-class research universities located in and around the city. North Carolina State University, located in Raleigh, is the largest in the state and has an exceptional reputation in STEM fields. Within a short drive of the city, you'll find the campuses of North Carolina University, Duke University, and North Carolina Central University.

  • Fun for All Ages in Downtown Raleigh
While strong economics are a great starting point, Raleigh wouldn't have become such a popular destination for millennials without plenty to do for fun. Downtown Raleigh is the place to be when you want to shop, dine, visit local attractions, and build new connections in the city. HPW Luxury | 202 West King Street, Hillsborough, NC 27278

Old marries new in the most recent Global Luxury Listing of Coldwell Banker Howard Perry and Walston in Downtown Hillsborough. The Dr. Efland Forrest House sits one block from the center of Hillsborough's Historic District.

Construction on this Neoclassical Revival (one of the only examples of this architectural style in the Historic District) began in 1938 and was completed in 1941. The current owners of 202 West King Street spared no expense adding 21st century luxury and convenience while preserving the grandeur of the original house.

The new solid wood front door welcomes you into a generous hall with a curved second story landing. Fresh paint, refinished floors, new doors and custom lighting throughout bring a fresh look to the home. The living room's wood-burning fireplace and built-in bookcases are a gracious spot to host guests. The downstairs powder room was refinished with designer cork wallpaper, a custom-built cabinet and exquisite floor tile.

The transformation in the kitchen is swoon-worthy: the owners combined two rooms to provide the home with the grandeur and livability expected of today's modern kitchen. Locally-sourced custom cabinets are topped with quartz countertops, appliances include a Wolf 6-burner professional range, Asko dishwasher and built-in Sub-Zero with multi-case wine refrigerator. Or if you choose to dine out, stroll one block down the street to any number of delicious eating establishments, including Panciuto, (James Beard Award Finalist for several years running).

The owner's suite was reconfigured, adding a generous walk-in closet and completely renovating the bath, with heated floors, custom cabinets and stone tile. The home has a one-bay garage that fits two cars deep and sits on a generous corner lot.

The home's original windows were all restored including the portico windows flanking the front door. Hanging above the door is a hand-crafted custom copper light fixture designed to honor the home's original style. No detail was overlooked, and every detail was thoughtfully considered.

Experience this one of a kind property for yourself to see the craftsmanship and style that makes this home unique by scheduling a private tour from listing agent Meighan Carmichael.

HPW Luxury | 404 N Churton Street

Few things compare to the feel and aura of a historical home.  The Turner-Strudwick House located at 404 N. Churton Street is steeped in history and is currently listed by Meighan Carmichael our Coldwell Banker Howard Perry and Walston Hillsborough office.

As you walk up to the home, peonies and irises adorn the original cobblestone walkway and you are automatically taken back in time. Upon entering the house through the red double doors, you can't miss the heart pine floors and twin parlors off of the foyer.  Details abound the home including eight fireplaces, each of which were built with their own unique mantel. This historical home has one very unique feature that cements the era in which it was built. In those bedrooms with fireplaces, there are two closets, one on each side of the fireplace, a very quaint feature to this home.

Built in 1833 by Josiah Turner, this 4,500+ square foot masterpiece sits on over an acre in Historic Downtown Hillsborough.  In 1889 Edmund Strudwick decided he wanted to reorient the house to face Churton Street. During this process, he enlarged the home adding the twin parlors, two upstairs bedrooms and an additional wing.  This new wing also included a porch which brought the total number of porches to three. Something that was practically unheard of at that time.

In 1922, Sheriff L.B. Lloyd bought the Turner-Strudwick House where it has remained in the family for several generations. The owners are now ready to share the next chapter in its storied history.

To see this house in all its splendor, sign up for the Hillsborough Candle Light Tour which will take place on Sunday, December 16th.  From 1 to 7 p.m. guests will be able to see the first floor of the home and from 7 to 9 p.m. a full open house will be held following the candlelight tour. For more details on this home and how you can enjoy a tour of this historic landmark in the heart of Hillsborough, contact Meighan Carmichael.

HPW Open Houses | September 8 - 9

HPW Open Houses September 8-9Attention home buyers – this is THE weekend for you to find your new home and we're ready to help.

Our in-the-know real estate agents will be hosting open houses this Saturday and Sunday in nearly every corner of this prospering Triangle region and Goldsboro, too. It's time to map out a plan to make the most of this fall weekend.

Open House Tips For Buyers

It doesn't matter if you're entering the second month of your house hunt or are just getting started, you're going to want to make the most of your open house visits.

Do Some Digging

Power up your computer or charge up your Smart Phone and start "digging" for information on the homes you plan to visit. Access a home valuation estimate on our HPW.com website to review a comprehensive report with property details, recent area sales, and more useful information for each of the homes you like.

Take Your Time

Give yourself ample time to tour the homes you visit. Walk through each home with the onsite agent and then go back through on your own. Take time to step into the backyard or stroll down the street. Buying a home is a big deal, and you're going to want to gather every detail possible to make an educated decision.

Curb Your Enthusiasm

Attending an open house is exciting, especially when you think the home may be perfect for you and your family. Do your best to remain cool, calm, and collected as you take your tour to ensure you see the home as it really is, without the rose-colored lenses.
