Searching for a new home can be a nightmare if you go in unprepared. There are plenty of Raleigh homes for sale, but how do you find the one that's right for you? How do you know if the price is reasonable and that everything in the house is in good working order? You can't do it alone. You need a real estate agent.

What Does a Real Estate Agent Do?

There are two types of real estate agents. A listing agent represents the person selling a home, whereas a buyer's agent represents the person buying it. Most real estate agents do both, but not for the same sale.

As a homebuyer, your HPW agent is a liaison between you and the homeowners. They'll guide you through all the necessary steps and paperwork, from the initial offer, through escrow, all the way to closing. But first, they have to find the home that's right for you.

Negotiations

Once you've found the home you want, it's your agent's job to get you the best deal. As members of the National Association of REALTORS®, they're obligated to put your interests ahead of their own. They know the home's worth, both on its own and as part of that particular neighborhood, and can tell whether or not it's priced fairly. If it's not, your agent will negotiate with the listing agent for a better price.

They'll also organize an official house inspection, to make sure everything works the way it's supposed to. Do the lights turn on when you flip the switch? Do the outlets have power running to them? Is there anything broken or worn out? Is everything up to code? Once they have the results of the inspection, they can use it to have the homeowners either fix anything that's wrong with the house or lower the asking price accordingly.

National Happy Cat Month: 5 Tips for a Pet-Friendly Home

Raleigh CatsYour pets are a part of the family. Our real estate agents are well aware of that and, since September is National Happy Cat Month, we want to share with you some of the many ways you can make your home more comfortable for them. Make your home the purr-fect place for your feline friends by following these tips. 

  1. Give Them Space
    If you provide a convenient space for your cat with fresh water and food close to the litter box, your cat is going to hate it. That may seem ungrateful, but there are actually good reasons for their reactions. First, their very sensitive noses can locate their litter box when it is quite far away. If it is too close to the food, the odor will overwhelm the scent of their dinner. They are also unhappy if the scent of their food overwhelms the scent of their water. They like to eat in quiet, out-of-the-way places. If this describes your kitchen, it may be a good kitty dining room, but if not, you may want to find a more appropriate location. 

  2. Don't Forget Playtime
    Your first reaction may be that the entire house is a cat playground, and to a degree, you would be correct. But remember that cats love to climb, jump and look down from on high. Fortunately, cat trees come in all shapes and sizes that can fit in any size home, from a small condo to a mansion. Often covered with carpet, it can blend into the decor and serve double duty as cat scratch poles. 

  3. Build a Cat Cave
    Cats love the safety and security of a confined space. Even big cats like lions and tigers will climb into any box they can and curl up in comfort. Some of the most popular cat toys are miniature houses and fabric retreats. They are also more than happy to curl up on your clean laundry, so why not give them a basket with a baby blanket? Whatever you choose, do keep in mind that cats can be like toddlers. No matter how much you spend on the toy, they may prefer to play in the box it came in!

  4. Give the Cat a View
    Indoor cats are prone to sitting for hours staring out of the window. Whether they are watching the birds in the trees or just relaxing in the sun, a special cat should have a special space, much as you might enjoy a reading nook in a bay window. You can make it special with a well-placed shelf or even just a chair. Be sure the cat has easy access to the window itself by opening the drapes or blinds sufficiently. 

  5. Keep the Litter Box Odor-Free
    Ammonia and cat feces carry foul odors that your cat hates even more than you do. Fortunately, modern technology has made the most despised chore facing cat owners a little easier to tackle. An expensive self-cleaning litter box is well worth the investment. Keep in mind that multi-cat homes require multiple litter boxes.

Small Design Details That Make a Difference

When you think about changing up your home decor, you may assume that only big projects can have an equally big impact. But small design details can have a much greater effect on your home's appearance than you think.

Our real estate agents love the following small design changes that can make a big difference in your home's appearance:

  1. Upgrade your doors    
    You may not immediately think of your doors when it comes time to get creative with your home decor. But new doors can add a unique sense of style and a new architectural dimension to your home. For a simple change, paint your doors in a new color. For a greater impact, replace existing doors with something special, like one made from reclaimed wood or a reused barn door.
      
  2. Give your fireplace a boost
    If you have a fireplace that looks blah, paint its mantel in a contrasting color. You can also frame your fireplace materials like bricks. And even if you don't already have a fireplace, talk to a contractor about your options for installing one.
      
  3. Add some statement pieces
    Statement pieces can have a big impact on any room. Try looking in antique stores for items like artwork or a centerpiece bowl. This way, you'll find unique treasures that add a big dose of personality and visual interest to your home.
      
  4. Change up your lighting
    Having different types of lighting helps you create different moods, so try options like string lights, a table lamp, and a floor lamp. Turn on the string lights when you're hosting friends, use the floor lamp for everyday activities, and switch on the table lamp if you're cozying up with a book. You can also give your lamps a boost of style by adding bulbs in different shapes or designs.
      
  5. Create a gallery wall

  8. Paint a focal wall
    Choose a focal wall and paint it in a color that sounds out from what's used on the other walls. For example, paint a focal wall in a striking navy blue to stand out among white walls in the room. The key is to choose a color that sharply contrasts with what's used on the other walls while making sure that the colors complement one another.
      
  9. Don't forget the simple things
    If you're stuck figuring out what changes to make, keep things simple. Add some striking throw pillows, blankets, candles, or photo frames to your decor. It's easy to change or add these items as you find new ones you love, and they can help spark further creativity.

Real Estate Trends to Know in the New Year

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit? 

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears. 

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year. 

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever. 

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
    It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price. 

  • Inventory will remain tight.
    Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices. 

  • Demand will remain high.
    Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady. 

  • Mortgage rates will hover around 3%.
    We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

Not only does a real Christmas tree fill your home with the seasonal smell of pine, but it helps support the local businesses who grew, transported, and sold the tree. Here are some guidelines to follow to help you pick the best Christmas tree for your home. 

  1. Know Your Options
    There are a few different varieties of trees commonly sold as Christmas trees. The Balsam Fir is a popular choice in many households; this variety is the most fragrant alternative, and it only sheds a small number of its needles. If you have lots of space and want a full Christmas tree, consider a Douglas Fir. The Douglas Fir boasts a lovely pyramid shape and soft needles. 6 Things You Need to do After Buying a Home

Buying a Home

Once you close on your new home, it might feel like the hard work is over. However, there are still a lot of tasks you need to add to your to-do list to get your new home set up so that it's safe and comfortable for your family. Here are some things you need to do after buying your home. 

  1. Change Your Address
    Now that your new address is official, you need to update it with anyone that you conduct personal or official business with. Update your address with your:
  • Friends and family
  • Employer
  • Financial institutions
  • Lenders and credit card companies
  • Schools and afterschool programs
  • Doctor and dental offices
  1. Clean Your New Home
    Make sure that your new space is ready for your family by giving it a thorough scrubbing before you move in. Our real estate agents know that it's much easier to clean an empty home that one that's filled with moving boxes and furniture. Work from the top of the room to the bottom of the room so that you don't have to backtrack with your cleaning efforts. Worried you won't have time to clean before your moving date? Hire a pro to come in and deep clean your new home for you. 
  1. Connect Your Utilities
    Ideally, you should start the process of connecting your utilities prior to your closing date. It can take 2-3 weeks for everything to get connected and set up, and some utility companies may not have an immediate opening. 
  1. Test Your Smoke and Carbon Monoxide Detectors
    Even if your home inspector examined all of your smoke and carbon monoxide detectors during your home inspection, you want to ensure that they're still in good working order. Check the batteries, and determine if you need to add any additional detectors based on the size and layout of your new home. While you're at it, see that your home has ample fire extinguishers. 
  1. Change the Security Codes and Locks
    Make sure that you're the only one who has access to your home by changing the security codes and the locks. Change all your gate, door, and garage codes. As long as your door locks are in good condition and you're pleased with their appearance, you can save money by having them rekeyed (versus replacing them entirely). Remember to also replace locks on exterior buildings and doors.

  2. Get Started on Your Home Maintenance
    While some Raleigh homes for sale may have minimal must-dos on their home inspections, others may have a more extensive list of items that need to be completed. Examine your home inspection report, and decide which items you want to get started with. Prioritize any items that are safety concerns (such as clogged dryer vents) or that are simply long overdue (like changing dirty filters).

National Geographic named Wrightsville Beach one of the world's top surfing spots, and stand-up paddleboards are a frequent sight on the water. 

  2. Carolina Beach State Park - 1010 State Park Rd., Carolina Beach, NC 28428
    Spectacular views of Cape Fear River help make Carolina Beach State Park,  about two-and-a-half hours from Raleigh, one of the more popular sites in North Carolina. The park's limesink ponds are home to some unique plant life, including carnivorous forms such as the famous Venus flytrap. More than eight miles of easy hiking trails follow the river and loop through wetlands and forests. The boat ramp and marina are open, along with the wheelchair-accessible fishing pier. Park hours are 7 a.m. - 10 p.m. daily through September.

    At a distance of less than three miles away, Kure Beach is something of a "sister" site to Carolina Beach. But the two beaches offer different experiences, making it worth a visit to compare. Family-friendly Kure Beach is smaller, in a tranquil setting marked by stretches of white sand, which many people feel creates a more laid-back vibe. The beach's main attraction is the 711-foot fishing pier, oldest on the Atlantic Coast. If fishing isn't your thing, just enjoy a leisurely stroll with miles of coastline on display. Kure Beach Pier is open seven days a week from 7 a.m. - 11 p.m.

  4. Atlantic Beach - 177 New Bern St., Atlantic Beach, NC 28512
    When you set eyes on Atlantic Beach after the two-and-a-half hour drive from Raleigh, you'll understand why it's part of the "Crystal Coast." 6 Maintenance Tips for Your Summer Garden

Summer is the most difficult time of the year on plants. Our gardens take the brunt of the harsh sunlight and temperatures. To keep your garden looking healthy and beautiful all season long, here are summer garden maintenance tips our real estate agents recommend.

  1. Water Properly
    Watering is undoubtedly the most important aspect of summer garden maintenance, but how you go about it makes a big difference. There are many pathogens in the air and soil that need water to reproduce, grow, and move. So, be sure to apply water directly to the ground using drip irrigation or soaker hoses to limit moisture on a plant's foliage. Water sitting on the leaves can lead to mold formation and disease infestation.

    When giving your plants a drink, you want to make sure that the water goes down to the deep roots. 

  2. Pull Out Weeds
    Many weeds love summer heat and grow incredibly fast when it's warm. If you neglect your garden and allow weeds to thrive, they will steal moisture and nutrients from your plants. They can also encourage diseases and insect pests to pop up in your garden. 

  3. Prune Your Plants
    Whether they died of insect damage, disease, or natural causes, dead plants have to go. Not only are they unsightly, but they can also attract damaging insects. Trimming and cleaning off dead leaves, flowers, and branches are key to keeping your plants healthy, thicker, and fuller for as long as possible. Since plants may require pruning at different times, do your research before snipping anything. Pruning with a good pair of garden shears will give you a clean cut and keep your plants healthier. You may also want to enrich your soil with compost if you notice yellowing leaves or general plant failure.

  4. Watch for Insect Damage
    Insects build nests in and around gardens and landscaping so that they can have a ready food supply. Damage caused by insects and diseases is much more than cosmetic. Bacteria and viruses can only enter a plant through an opening, and insect damage provides that. And if you're growing fruits and vegetables, bugs can ruin your harvest. So, be vigilant and take proactive measures to get rid of bugs.

  5. Continue to Mulch
    Providing a 2-inch-deep layer of organic mulch will help control weeds, insulate the soil from the heat, and retain moisture. It's important to continue mulching on garden and landscaping planting through summer. There are many different types of mulch you can choose from depending on the needs of the plants. And to prevent the mulch from doing more harm than good, it's a good idea to leave a gap of several inches between the stems and make sure the layer can allow water to penetrate through it.

  6. Raise Your Mower
    Mowing is necessary in almost every season, but it's especially more important in the summer. Grass tends to grow quickly in warm weather, so some lawns will require more frequent mowing to keep them kempt. When mowing, don't cut your grass too short. Taller grass helps prevent the soil from drying out and promotes quicker root growth. As a good rule of thumb, leave your lawn standing at about five centimeters.

National Go Fishing Day is coming up on June 18th and is the perfect excuse to explore the local fishing spots near Raleigh. Whether you're a seasoned angler or an absolute beginner, grab your pole, because you're going to love spending time at these local parks. 

  1. Bass Lake Park: 900 Bass Lake Road, Holly Springs, NC 27540
    If you want to spend the day relaxing and maybe even catch your dinner, plant to visit the 54-acre lake at Bass Lake State Park. It's stocked with catfish, but you'll also have the chance to catch bass, crappie, and bream. Don't have a pole? You can borrow one for free thanks to the park's Tackle Loaner Progam. World Blood Donor Day: Where to Donate Near Raleigh

World Blood Donor Day, which takes place every year on June 14, is a day to raise awareness for the need of blood donations around the world and to thank the many people who donate life-saving blood each year. This year's edition of World Blood Donor Day is especially important, because so many medical facilities are in need of blood due to COVID-19. Our real estate agents have put together a list of blood drives and donation facilities where you can donate blood for World Blood Donor Day this year.

World Blood Donor Day: Where to Donate Near Raleigh

  • What to Know Before You Donate
    In the past blood drives would often allow walk-in donors, but this year there are extra precautions in place due to COVID-19. For donors, the main difference is that you'll have to schedule an appointment in order to donate this year. Both donation centers and blood drives have appointment slots available in 15-minute intervals. You can schedule your appointment online, or call ahead to save your appointment slot.

  • The Blood Connection – 5925 Glenwood Ave., Raleigh, NC 27612
    With convenient locations near Raleigh homes for sale and in other nearby communities, The Blood Connection is a donation center with appointments available 7 days per week. The Blood Connection has appointments available for both whole blood and plasma donations every day. Anyone over 16 years of age is eligible to donate, and donors are eligible to give blood as long as it has been at least 56 days since your last donation.

  • North Raleigh Blood Donation Center – 8301 Bandford Way, Raleigh, NC 27613
    The North Raleigh Blood Donation Center will be hosting daily drives six days per week starting on June 11, with a wide variety of time slots available. Friday, Saturday, and Sunday appointments are available from 7:00 a.m. to 3:00 p.m. If an evening appointment better suits your schedule, you can sign up for a slot from 12:00 p.m. to 8:00 p.m. on Monday or Tuesday. On Thursday, you can set up a donation at any time from 9:00 a.m. to 7:00 p.m. 

  • Crabtree Valley Mall – June 24 – 4325 Glenwood Ave., Raleigh, NC 27612
    There will be a blood drive sponsored by iHeartRadio at the Crabtree Valley Mall on June 24, with appointments available from 10:00 a.m. to 7:00 p.m. The mall is currently open with additional safety and sanitation procedures in place, so you can plan a day of shopping around your donation. There have often been summer blood drives at Crabtree Valley Mall with great success, and appointment slots will likely fill up fast this year. At this blood drive, anyone can donate whole blood, and you can donate Power Red if your blood type is O, A Negative, or B Negative.

  • Raleigh Blood Donation Center – 100 N Peartree Ln., Raleigh, NC 27610
    The Red Cross has two blood donation centers in Raleigh, and the Raleigh Blood Donation Center is open for donations three days per week. Appointments are available on Monday from 2:30 p.m. to 7:00 p.m., Wednesday from 12:00 p.m. to 5:00 p.m., and Thursday from 7:30 a.m. to 12:30 p.m. This donation center accepts both whole blood and Power Red donations. Schedule your appointment by calling the Red Cross, or visiting the Donation Center website.

After all, summer is campfire season, and these DIY backyard fire pit ideas will ensure that you're ready to take advantage of those warm summer nights! Summer will be here before you know it, so why not go ahead and get started today?

A lot of homeowners debate between building their own fire pit and buying one. Sure, you could pick one up at your local Walmart or Home Depot, but there are a lot of advantages to going the DIY route:

  • The design options are endless. The types of fire pit you can buy at a store are fairly limited. When you build a DIY fire pit, you can choose among countless styles and building materials. 
  • You can save money. Sure, it's possible to sink a lot of cash into building an elaborate outdoor fire area, but a basic DIY fire pit can cost less than a store-bought model. 
  • It's fun! There's nothing quite like the satisfaction you get from building something yourself! 

DIY Fire Pit Ideas

You have endless options when you build a DIY fire pit. The blank slate your backyard offers can be intimidating, but remember that there's no such thing as a "bad" fire pit design, as long as it's safe and functional! Make sure to do the following:

  • Choose building materials. You can use anything from natural stones to man-made materials like bricks, concrete pavers, and blocks. Kiln-fired bricks will withstand heat better and last longer. 
  • Integrate your landscaping. Take your surroundings into account so that your fire pit feels like an integral part of your landscaping. A stone "patio" surrounding the fire pit can help tie the whole yard together. 
  • Avoid standing water. Water can accumulate inside your fire pit if it's in a low-lying site. Lining the bottom with sand or gravel can help. 
  • Make it functional. Want to cook over your fire pit in addition to enjoying a crackling campfire? Include a cooking grate in the design. 

A Note on Fire Pit Safety

Once you've dreamed up the backyard fire pit you've always wanted, it's time to start building! And when you're done, you can gather your friends for a fun summertime hangout. But before you do any of that, keep a few safety tips in mind: 

  • Build your fire pit on a level site. This is especially important if your fire pit is completely above-ground.
  • Make sure the site you've chosen is at least 20 feet from your house, and at least 10 feet from trees, plants, fences, and other structures. 
  • Don't operate a fire pit under any overhanging branches or trees. 
  • Only burn firewood that's been seasoned at least six months. Avoid burning composite wood and other construction materials. 
  • Have a bucket or garden hose handy while burning.
  • Use a screen to keep sparks from escaping the fire pit, or surround it with a non-combustible ground covering like sand or gravel.

    With people shut in and low on funds, it's difficult for them to maintain healthy eating habits, especially if they have kids. Food Bank of Central & Eastern North Carolina is continuing to serve local residents in need while following CDC's best practices. You can help by donating funds, holding a virtual food drive or volunteering with a self-scheduled shift on the website. The Raleigh distribution center is open weekdays from 8:30 a.m. - 5 p.m.

  • Adopt a Rescue Animal - SPCA of Wake County, 200 Petfinder Ln., Raleigh, NC 27603
    SPCA of Wake County is working hard to care for these animals until they can be rehomed. The shelter is currently closed, but the organization is accepting applications and conducting phone meetings so you can reserve the pet of your choice until adoptions resume. Each day at 2 p.m., a staff member conducts a Facebook Live event where you can view the dogs and cats currently available for adoption. If you're not in a position to adopt, consider a financial donation toward SPCA's expenses.

    Healthcare workers such as those in the Duke Health system are working tirelessly around the clock to care for patients. They desperately need supplies such as N95, surgical and looped masks along with sealed boxes of gloves and eye protection. With blood bank supplies running low, healthcare providers are asking for healthy people to become donors. Finally, you can make a financial gift to the Duke COVID-19 Response Fund for research and testing. Donated supplies can be dropped off at the Raleigh location from 8 a.m. - 5 p.m. weekdays.

  • Send Greeting Cards to Nursing Home Residents - Capital Nursing and Rehabilitation, 3000 Holston Ln., Raleigh, NC 27610
    Extra precautions are being taken to protect people in nursing home and long-term care facilities who are more vulnerable to health risks. Sadly, these people are feeling even more isolated from friends and loved ones at a time when they need support the most. 5 Things to Consider When Purchasing a New Construction

If you favor a home that's brand new or want to customize as many of the home's details as possible, you might want to consider purchasing a new construction property. A new construction property allows you to be the first person to live in the home. Know what to expect with a new construction property with these 5 things listed below. 

  1. The Current Status of the Home
    New construction homes come in a variety of options. It's possible to start with bare land, design every element of the home, and have the builder construct the property according to your specifications. Another type of new construction allows you to choose from a set of different home designs and finishes; while you can still customize the home, your options might be limited. One more alternative is a home that's mostly built but permits the buyer to pick out some of the finishing details, like the flooring, paint colors, and countertops. Generally, the more you customize a home, the longer it will take to build. Keep your moving timeline in mind when checking out Raleigh homes for sale
  2. Whether the Builder Will Handle Any Exterior Projects

Ask the builder for references and use online review sites to read reviews from previous customers. Take note of how the builder responds to negative reviews. Does the builder ignore them or do they offer a response that tries to help the customer with their complaint? Look for a builder that treats all customers, even disgruntled ones, with respect.
  5. The Future of the Neighborhood
    If a home is one of the first properties in a new neighborhood, it can be tricky determining the ultimate direction and atmosphere of the neighborhood. Will the neighborhood consist primarily of single-family homes, or will condos and townhomes also be built? Talk to the builder that's handling the area's new construction to get a better idea of what the neighborhood will be like when construction is complete.

In order to protect both our clients and agents, we are asking everyone to take precautionary measures:

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus - so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before, and after, you come into contact with other people, objects, or surfaces. Try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, and then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing."

Use video conferencing as much as possible

You, your agent, and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching surfaces in houses
  • Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash, or wipe down, your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.

If you're not feeling well, or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.

In order to protect both our clients and agents, we are asking everyone to take precautionary measures:

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus, so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before and after you come into contact with other people, objects, or surfaces. And try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing.

Use video conferencing as much as possible

You and your agent – and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings or open houses so long as you follow fundamental distancing and hygienic protocols.  Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching of surfaces in houses
  • Bring paper towels, tissues or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash or wipe down your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in rather than handle a clipboard or tablet.

If you're not feeling well or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.
