How An HPW Agent Can Help With Your Home Search

HPW Agents

Searching for a new home can be a nightmare if you go in unprepared. There are plenty of Raleigh homes for sale, but how do you find the one that's right for you? How do you know if the price is reasonable and that everything in the house is in good working order? You can't do it alone. You need a real estate agent.

More specifically, you need an HPW agent, to guide you through every step of the process and get you moved into the home of your dreams. Here are some of the ways an HPW agent can help you.

What Does a Real Estate Agent Do?

There are two types of real estate agents. A listing agent represents the person selling a home, whereas a buyer's agent represents the person buying it. Most real estate agents do both, but not for the same sale.

As a homebuyer, your HPW agent is a liaison between you and the homeowners. They'll guide you through all the necessary steps and paperwork, from the initial offer, through escrow, all the way to closing. But first, they have to find the home that's right for you.

It's a real estate agent's job to know all the homes in the neighborhood: what they're like, what they have to offer, how much they are, etc. Nowadays, people can look up house listings themselves online, look at photos, compare prices, etc. But it's still not the same as having an HPW agent in your corner.

Looking at photos online is no substitute for someone who's actually been to the house and can take you there personally for a guided tour. Whatever you're looking for, your HPW agent can find it for you.

Negotiations

Once you've found the home you want, it's your agent's job to get you the best deal. As members of the National Association of REALTORS®, they're obligated to put your interests ahead of their own. They know the home's worth, both on its own and as part of that particular neighborhood, and can tell whether or not it's priced fairly. If it's not, your agent will negotiate with the listing agent for a better price.

They'll also organize an official house inspection, to make sure everything works the way it's supposed to. Do the lights turn on when you flip the switch? Do the outlets have power running to them? Is there anything broken or worn out? Is everything up to code? Once they have the results of the inspection, they can use it to have the homeowners either fix anything that's wrong with the house or lower the asking price accordingly.

There's a lot to deal with when it comes to buying a home. Your HPW agent is there to shoulder the load, making the experience easier for you and ensuring you come out on top. Our real estate agents can help you with every step of the home buying process. Contact us to get settled into your dream home!

Neighbors Selling Their Home? Pay Attention to These Things!

Raleigh Neighbor

If you're considering putting your home on the market, you'll want to take advantage of the information other sellers in the neighborhood will provide you. Our real estate agents would suggest that you take note of these critical details you can learn from other Raleigh homes for sale.

  • Unbiased reviews
You won't want to miss the gold mine of feedback from potential buyers at your neighbor's open house. People will discuss everything from the condition of the home to the surrounding community. Let their conversations guide you with respect to upgrades or repairs to your house. Seeing the area through the eyes of strangers opens you up to different perspectives. This can influence your decisions about such things as paint color and appliance preference while you're still in the process of upgrading.
  • Market study
Take a look at the length of time your neighbor's house stays on the market. Was it a quick sale, or did it languish for a while? If it remained on the market for longer than a few weeks, you might want to delay selling yours until the market shifts. Setting a price can be very challenging. You can ease that process by comparing the original asking price to the final sale. Did the seller have to reduce the price in order to sell? Was there a bidding war driving the price above the asking price? It's also helpful to note the demographics of the potential buyers. If most interested parties, as well as the ultimate buyer, were from a particular age range, for example, you may want to focus your own marketing efforts toward that group.
  • Connect with the seller's agent
Selling a home is serious business and you don't want to trust the process to just anyone. Who better than an agent that has already studied the neighborhood and comes with a good reference? Chatting with the agent at an open house can give you insight that you can't find in an ad. It might tell you about the number of years the agent has been licensed, but you want to know how well they attract interested buyers, their knowledge of the selling process and how well they handle negotiations. Before you put your own home on the market, attending multiple open houses provides you with the opportunity to see a few agents in action.
  • Collaboration with your neighbor
There is no need to compete with your neighbor if you are both selling. You can both obtain a better price with less effort if you work together to show the entire neighborhood in a positive light. By using the same agent, both homes can be shown at the same time, allowing potential buyers to compare properties. If one house sells, another shopper may make an immediate offer on the second. By consulting with the agent and each other, you can both set an asking price without worrying about undercutting each other.

Contact us to arrange private tours or attend open houses near you. We feel confident that our real estate professionals can help you get a good price for the home you're in while finding you a new place to live.

Book Lovers Day: Books Set in the Triangle

Raleigh Books

Reading is a wonderful way to gain new perspectives on familiar topics. Not only is the Triangle a desired location that people want to move to, writers often use this area as a backdrop for their novels. See the Triangle through new eyes in these books that our real estate agents will be reading to celebrate Book Lovers Day on August 9th

  • Legendborn by Tracy Deonn
Young adult fiction isn't just for kids anymore. Relatable themes and engaging stories have made these books popular with readers of all ages. In Legendborn, author Tracy Deonn draws on her childhood in North Carolina, along with her love of fantasy. Main character Bree Matthews, reeling after the death of her mother, escapes to a residential program for gifted high schoolers at UNC-Chapel Hill. After witnessing an attack, Bree uncovers the existence of the titular secret society, which may have a link to her mother's death.

  • Cabins in the Laurel by Muriel Earley Sheppard
Get an intimate look at mountain life in the early 20th century in Cabins in the Laurel. After the author and her husband moved from New York to the Toe River Valley in 1928, she set out to become acquainted with her neighbors, and these friendships form the basis of the book. Adding to the realism are 128 breathtaking pictures from noted Chapel Hill photographer Bayard Wooten.
  • Dying to Be Thin by Kathryn Lilley
Durham's reputation as a weight-loss mecca gave rise to the nickname "Fat City." Kathryn Lilley cleverly uses this background in Dying to Be Thin, the first in her series of "Fat City Mysteries." Lead character Kate Gallagher hopes to lose weight. Kate's efforts inadvertently put her in the middle of a murder, and she discovers a talent for crime-solving that takes her life in a new direction. Subsequent titles include A Killer Workout and Makeovers Can Be Murder.

  • Naked by David Sedaris
David Sedaris became a beloved contemporary humorist with witty, self-deprecating essays about his quirky life. Naked, the first of his books to hit the New York Times best-sellers list, includes stories about growing up in suburban Raleigh. Sedaris's colorful family includes younger sister Amy, a popular actress and comedian in her own right. In relating tales such as his mother imitating his nervous tics in front of amused teachers, Sedaris shows an ability to find humor in awkward and painful moments.

  • Blue Blood: Duke-North Carolina: Inside the Most Storied Rivalry in College Hoops by Art Chansky
It's no secret that the Triangle has many basketball stories to tell! Blue Blood: Duke-North Carolina: Inside the Most Storied Rivalry in College Hoops offers a front-row seat to the most fascinating moments throughout this storied history. With exciting tales of fights, feuds, and controversy, the book sometimes reads more like fiction than real life. The forward is written by ESPN college hoops guru Dick Vitale. This rivalry has such a rich legacy that it spawned a sequel in 2018.

Whether you prefer your shrimp battered and fried, tossed in Cajun seasoning, or made into scampi, the following are some of the top seafood restaurants our real estate agents recommend in the Triangle area.

  1. NC Seafood Restaurant: 1201 Agricultural St., Raleigh, NC 27603

NC Seafood Restaurant offers both indoor and outdoor dining areas, and they've been around since the early 1990s.

The perfect order for National Shrimp Day is the large shrimp plate, which comes with hushpuppies, coleslaw, and home fries. The spicy peel & eat shrimp are another favorite; you get a half-pound per order. Finish your meal with a slice of the delicious lemon or chocolate pie.

If you're in the mood for a classic Cajun seafood boil, then you can custom-order one to your liking, adding your own seafood selections, sauces, and extras. Shrimp and crawfish with garlic butter and corn on the cob is exceptional. Another great choice is the shrimp po'boy, which is served in a lovely, fluffy bun.

Capt. John's Dockside is a welcoming, family-owned restaurant to visit if you're looking at Chapel Hill homes for sale nearby. They really welcome families here; there's even a play area for the kids!

5 Benefits of Living Near Parks and Walking Trails

Raleigh Walking Trails

Living in the Triangle means that you have constant access to a network of connected trails and outstanding, multi-use parks that offer outdoor fun for residents of all ages. These outdoor hubs of activity bring many benefits to the communities where they're located, including some perks that you might not expect. Our real estate agents have the details on 5 key benefits of living near parks and walking trails.

  1. The Health Benefits of Living Near Trails

When it comes to health benefits, trails and parks provide both a great place to exercise and added motivation to enjoy a workout. The ease of access when living near outdoor recreation areas makes it easy to work on fitness on your own schedule and having so many great outdoor spaces to explore provides motivation to go exploring. A brisk walk on a trail can help you stay in great shape physically, and spending quiet time in nature has many mental health benefits, too. Local parks provide even more motivation for physical activity, whether you join a sports league, enjoy a stroll in the park, or play with the kids/grandchildren on the playground.

  2. Recreation for Family Members of All Ages and Pets Too

It's not always easy to find recreation activities that family members of all ages can enjoy together at the same time, so trails are also an asset for family fun and fitness. The Durant Trails neighborhood, located near Raleigh homes for sale, is one great example of how trails can help families stay active and enjoy the outdoors. The neighborhood is filled with connected trails, which you can follow directly to various outdoor attractions. Trails are also great for keeping your pets physically active close to home, and many trails in Raleigh are open to dogs as long as they're kept on a leash.

  3. Trails Connect Neighborhoods, Communities, and Parks

Why jump in the car for a quick drive to a nearby destination when you can follow a local trail to reach your favorite outdoor attractions? Trails bring neighborhoods together by connecting local parks, nature preserves, and even popular shopping areas. The paved, easy-to-walk Abbots Creek Trail in North Raleigh, for example, travels through the Falls River and Bedford neighborhoods, connecting with a variety of local attractions along the way.

  4. Turning Abandoned Railroad Corridors Into Community Assets

If you've ever searched for local trails online, then you may already be familiar with the concept of rail trials. These are trail systems that turn abandoned railroad corridors into hubs of outdoor community activity and often feature longer trails than you would find in other locations. The American Tobacco Trail is one of the most popular trail systems near Durham homes for sale, with more than 22 miles of connected trails built on old railroad corridors.

  5. Increasing the Appeal of Neighborhoods for Real Estate Buyers and Sellers

While there is some debate over how much local trails and parks increase home values directly, there's no doubt that they add more appeal to neighborhoods for people who are shopping for homes. If you're buying a home, choosing one near local trails and parks might be a major attraction.

Shopping for your next home near the connected trails and beautiful parks of the Triangle? The right real estate team makes all the difference. Contact us to buy and sell homes throughout the Raleigh, NC area.

Movie Night: Try These Home Theater Improvements

Raleigh Home Theater

Whether you enjoy binge-watching your favorite shows or like to host at-home movie nights, a home theater system is an excellent addition to your home. Our real estate agents find that a home theater system is also appealing to potential homebuyers and helps define your home's unused spaces. Here are a few ways you can take your home theater to the next level.

  1. Select the Right Space
When deciding where to place your home theater, opt for a room that's removed from the hustle and bustle of your household. This should be a space that's used only for viewing media. Ideally, you should be able to close the room off from the rest of the household when it's time to catch a movie to minimize noise and light pollution.
  1. Place Your TV or Screen the Correct Distance from Your Seating
For the best viewing experience, your TV or screen should be the proper distance from your home theater's seating. If your space has a TV, multiply the length of the screen's diagonal size by 1.5 to 2.5 to know where to place the seats. For example, assume you have a 60-inch TV. This means that you'll place your seats anywhere from 90 inches to 150 inches from the screen. However, if you have a projector in your home theater, multiply the width of the screen by 2 to 5 to figure out your seat placement. This makes it comfortable for you to see the whole screen.
  1. Paint Your Walls a Dark Hue
Your home theater is the perfect place to embrace a dark color for your walls. Lighter colors can reflect light in the room and cause a glare. Dark hues will absorb light and help you better control the lighting conditions in the room. Raleigh homes for sale with a fresh coat of paint will also show better with prospective buyers.
  1. Invest in a Home Audio System
Even top-notch TVs frequently have less than stellar sound quality. Add to your viewing experience by investing in a home audio system. This will ensure that the sound tones are crisp and clear. For a smaller space, a soundbar may be sufficient. You don't want to overwhelm the room with too much sound. If you have a larger home theater room, a surround sound system is an excellent choice for an immersive viewing experience.
  1. Keep Decorative Items Away from Your Screen
Movie posters and souvenirs are cool, but they can distract you or your guests when you're watching a movie. Instead, position them so that they're behind your seating.
  1. Opt for Tiered Seating
Tiered seating is the gold standard for home theaters because it prevents someone from inadvertently obscuring the view of the person behind them. Fortunately, tiered seating doesn't have to be expensive. You can add platforms to your seats to raise them a few inches. Or, you might opt to add a few cozy floor seats; these are often popular with kids who like a little extra space to fidget during a movie.

Real Estate Trends to Know in the New Year

Raleigh Real Estate 2021

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit?

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears.

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year.

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever.

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price.

  • Inventory will remain tight.
Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices.

  • Demand will remain high.
Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady.

  • Mortgage rates will hover around 3%.
We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

Contact us today to learn more about buying or selling a home in 2021. We understand that we're living through uncertain times, and we're here to help every step of the way. Whether you're on the hunt for your dream home or are getting ready to sell, we think 2021 will offer an amazing opportunity.

Virtual Tours May 16-17

ICYMI: Our CEO, David Jones, recently talked with WRAL about how the COVID-19 pandemic has impacted (or slight lack thereof) the real estate market here in the Triangle.

Real estate is still moving as we are now in the midst of the spring market. In fact, the demand for homes is exceeding the amount of inventory in our market. And as always, we are here to help!

With that being said, we continue to make the safety and well-being of our agents and clients our top priority. We will work to ensure that all possible safety measures, and precautions, are being taken. We are committed to maintaining reliable service to our clients while doing our part to limit the spread of the COVID-19.

Our HPW Agents will be hosting Virtual Tours for their numerous listings this weekend, so be sure to check them out! For even more virtual tours of our listings, head over to hpw.com/virtual.

HPW Open Houses | March 21-22

Open House March 21-22We here at Coldwell Banker Howard Perry and Walston make the safety and well-being of our agents and clients our top priority. We will continue to closely monitor the COVID-19 outbreak and work to ensure that all possible safety measures and precautions are being taken. We are committed to maintaining reliable service to our clients, while doing our part to limit the spread of the COVID-19.

In order to protect both our clients and agents, we are asking everyone to take precautionary measures:

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus - so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before, and after, you come into contact with other people, objects, or surfaces. Try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, and then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing."

Use video conferencing as much as possible

You, your agent, and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching surfaces in houses
  • Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash, or wipe down, your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.

If you're not feeling well, or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.

Again, we are committed to maintaining reliable service to our clients and are here to help you in your next real estate transaction, while doing our part to prevent the spread of the COVID-19.

HPW Open Houses | February 29 – March 1

Open House Feb 29 - March 1

Attention home buyers – this is THE weekend for you to find your new home and we're ready to help.

Our in-the-know real estate agents will be hosting open houses this Saturday and Sunday in nearly every corner of this prospering Triangle region and Goldsboro, too. It's time to map out a plan to make the most of this fall weekend.

Open House Tips For Buyers

It doesn't matter if you're entering the second month of your house hunt or are just getting started, you're going to want to make the most of your open house visits.

Do Some Digging

Power up your computer or charge up your Smart Phone and start "digging" for information on the homes you plan to visit. Access a home valuation estimate on our HPW.com website to review a comprehensive report with property details, recent area sales, and more useful information for each of the homes you like.

Take Your Time

Give yourself ample time to tour the homes you visit. Walkthrough each home with the onsite agent and then go back through on your own. Take time to step into the backyard or stroll down the street. Buying a home is a big deal, and you're going to want to gather every detail possible to make an educated decision.

Curb Your Enthusiasm

Attending an open house is exciting, especially when you think the home may be perfect for you and your family. Do your best to remain cool, calm, and collected as you take your tour to ensure you see the home as it really is, without the rose-colored lenses.

It's common for buyer-competition to thin out in the winter as many people prefer to house hunt during the warmer seasons when the school year is waning.

More Motivated Sellers

Winter home sellers are often more motivated to close a deal than those who sell during the peak season. They may be relocating for a job promotion, hoping to get a sale squared away before the new year, or simply ready to get their real estate journey underway.

Discover And Uncover

Winter weather can tax a home. From the roof and gutters to the HVAC, plumbing and drafty doors, cold temperatures may reveal issues that you would otherwise have overlooked in warmer months.

Start Your Search

Let our Coldwell Banker Howard Perry and Walston real estate agents help you find the home you seek. Our listing agents will be happy to host you at their open houses this Saturday and Sunday.

Sept 14-15

We have a beautiful weekend ahead of us with many choices, starting with the SPARKcon, running Fri-Sun, Sept 13-15, with 2000 artists running amok in downtown Raleigh's historic Warehouse District. Live music, chalk painting, circus performers, and the best part is that SPARKcon remains a free + open event!  For the pirate lovers, the City of Oaks Pirate Fest starts at 10 am on Sat, Sept 14, with opportunities to participate in sword fights, costume contests and crafts, as well as food trucks and listening to the Notorious Pirate Band! Be sure to also check out the Outlaw Music Festival 2019 on Sun, Sept 15, featuring a line-up of Willie Nelson, Bonnie Raitt, and Lukas Nelson & Promise of the Real at the Coastal Credit Union Music Park at Walnut Creek in Raleigh. So, when you are out this weekend enjoying whatever suits your taste, be sure to schedule in time for house hunting expeditions as well!

Whether it's Raleigh, Cary, Durham, Chapel Hill or one of the many towns that help make up Central North Carolina, your dream home is just out there waiting for you to find it. HPW Open Houses | August 10 - 11

Attention home buyers – this is THE weekend for you to find your new home and we're ready to help.

Our in-the-know real estate agents will be hosting open houses this Saturday and Sunday in nearly every corner of this prospering Triangle region and Goldsboro, too. It's time to map out a plan to make the most of this weekend.
