Don't let the cold weather fool you, Raleigh and the greater Research Triangle area are hot and getting hotter. We're talking about our local real estate markets, of course.
National real estate website Zillow just ranked the City of Oaks as the second hottest housing market in the nation. With routine reports of high demand and low inventory, a tremendous number of job opportunities, excellent quality of life, and increasing home values across the numerous counties that make up the prospering area, the top 10 designation shouldn't come as a surprise.
Raleigh quickly rose to the top of Zillow's 50-metro research list thanks to its strong population growth and a healthy 9 percent increase in average household income over the previous year. The City's close proximity to the fast-growing Research Triangle Park tech hub was another important factor thanks to the giant corporations and well-known businesses anchored there. According to one of Zillow's research analysts:
"This list shows that just because a market is smaller or more affordable doesn't mean it isn't dynamic," said Zillow senior economist Aaron Terrazas. "Growing cities in the Sun Belt, places like Raleigh, Charlotte and Nashville, offer plenty of opportunities healthcare and finance, while providing a less-expensive, but still-convenient, alternative to the larger and pricier markets in the Northeast."

With forecasted temperatures below freezing in the days ahead, it will be the perfect time to stay inside and knock out some easy-to-execute home projects. Consider these cold days your chance to get ahead of your spring sale staging plans and get to work on overlooked tasks around the house.
Have your baseboards been collecting dust and dirt? It's time to tackle them. Use your vacuum to suck away loose dust and dirt in the baseboard grooves. Then bring out a sponge and soapy water to wipe away the remaining residue. A bit of elbow grease followed by a clean water rinse should leave your baseboards gleaming once more.
It's time to toss out expired condiments, too-old leftovers and stale foods that are taking up space in your fridge and pantry. Go shelf-by-shelf and drawer-by-drawer to toss out outdated items that are taking up space. Wipe down shelves with soapy water to remove sticky or smelly spills.
Chances are your holiday cooking left your oven and microwave in need of a deep clean. Use your oven's self-cleaning option (remember to remove your baking racks) if your kitchen is well ventilated or make a paste out of baking soda and water that you can scrub on, leave for up to an hour, and then rinse off. While you wait for your oven to clean or the baking soda paste to set, you can work on your microwave.
When was the last time you replaced your air filters? It's time. Clean air filters will help your HVAC system run more efficiently and ensure that dust, pollen, and other contaminants don't recirculate back into your home.
Turn your attention to your light fixtures and fans. Are they donned in unwanted cobwebs and dust? Get out your extendable duster or vacuum arm extension and get to work. A microfiber cloth or fuzzy duster head will capture and contain the dirt and dust that has collected on fan blades, fixture arms and wiring.
Grab a clean broom, long-armed duster, or vacuum arm extension and go room-to-room checking corners, window crevices, and ceilings for cobwebs. If you have a textured ceiling that collects spider webs or dust bunnies, a feather duster is an ideal tool to use to avoid scraping off any speckles as you clean.
Has your family been fighting the cold-weather crud? Get out the Lysol or your preferred antibacterial cleaning spray and start sanitizing switch plates and doorknobs. Germs and grime won't stand a chance in your newly disinfected home.

The New Year has arrived bringing with it blistery cold weather and great anticipation for all that will happen in the days and months that lie ahead.
Your 2018 resolutions may take you to the gym more often, give you the opportunity to reconnect with family and friends or set the stage for a long-awaited home sale. If the latter is on your list, now is the perfect time to begin your real estate journey; here's how:
You'll need to get your financial affairs in order before buying a home—think about your credit score, income, and savings.
Start by checking your credit to see where you stand. Are there any errors or negative information on your credit reports? If so, start fixing them now to raise your credit score before you begin hunting for a home. The higher your credit score, the more likely you are to qualify for a lower interest rate on your mortgage loan.
Determine what you can afford based on your current income and savings. Do you have enough money to purchase the home you desire? If not, are you able to revise your budget to cut spending and increase your cash reserves? You will need to demonstrate to lenders that you can afford monthly mortgage payments as well as a down payment ranging from 5 to 10 percent of the loan.
If you already know that you are well positioned financially to buy a home, do yourself a favor and get pre-approved for a mortgage. A pre-approval is a written statement from a lending institution in which the lender tentatively commits to lend a borrower, upon underwriting review, a fixed loan amount. This formal letter offers assurance to sellers that you are in good financial standing and truly able to purchase their home.
Before you start your house hunt, research the areas and neighborhoods that interest you. In short, do your due diligence.
Log on to HPW.com to take a look at the homes for sale in the communities, zip codes or school districts you've identified. Gather information about homes that have recently sold in the areas you like to get an idea of pricing for the type of home you want.
You should also begin driving around the neighborhoods you'd like to consider to get a feel for what they are like day and night. Take note of the traffic on area streets, find out how the local schools are rated, and familiarize yourself with the various conveniences in the area. A new home is what you seek, but you'll want to know all about its surroundings before you commit to buying it.
You may be tempted to seek out a home on your own, but it will serve you well to hire a professional real estate agent.
A local real estate agent will know about the communities that interest you and help you find the home you seek. They often hear about listings before they hit the market and may be able to ensure you are one of the first buyers through the door.
